Sending us the plans is not enough information. While the plans are a wonderful starting point, they do not give us the full detail of what you want. One major thing to think about and research before we have a discussion is where you have purchased or intend to purchase property. Like our homes, every lot is unique and the site improvements need to be integrated into the building plan. In addition, we would want to know what kind of finishes and systems you would want. For instance, what type of flooring do you want in each room? What type of countertops? Lighting fixtures (lamps, ceiling fans, recessed, sconces, etc…)? Will there be any beams in some of the rooms- if so are you going with wood beams or faux beams? Is there a specific paint brand you require or can our painters use what we recommend? What type of shower features/ enclosures do you want?

These types of details add dollar amounts well beyond the plans of the project. Our ideal clients come to us knowing at least a little of the above information. Within reason, some of these details can be figured out later, however it is important to note that figuring them out later also adds to additional money out of pocket along the way.

Often times we give out clients a price range in order to account for some of the finishing details that they did not yet know. People tend to see these numbers and balk at the price range. A little internet research on sites like Houzz.com can show how truly accurate the price range difference can be for a lighting fixture. Some may start at $75 while others go up to a couple hundred dollars. We do our best to factor in the range from low to high, for the most part out clients will fall somewhere in the average of those high/low numbers.

It is important to understand when coming to the table for an estimate that there will always be pieces of your project that you will figure out later. It is equally important for the Client to understand, that those usually translate to out of pocket expenses depending on the estimate that is worked out.
